What are they Building Behind Me?
So, you just bought a fabulous new home, your family has settled in and making plans for their new life.
Then you get some crappy news, the developer has changed the zoning behind you and new townhouses are going in. What the HECK!!
You 're looking at spending a pretty penny on a new home for your family, only to find out a 4 lane collector road is going in two doors down. What the HECK?
OK....so we all don't have a crystal ball....but maybe your LOCAL REALTOR does. I just had the above situation happen.
Potential buyers were looking at the fabulous home to buy for their family, and they decided to contact a local Realtor to represent them. YES, they called me - we interviewed eachother and well it was kizmet.
Like I always do, I brushed off my investigative skills, checking out the builder and their reputation. Also checking on the community developer and area structure plans for the future.
With a little digging, I found out that their potential DREAM HOME was going to be two doors down from a major collector road - 4 lanes linking the city from one end to another. Taking a large portion of the traffic off one of Airdrie's busiest roads currently.
So armed with all the information I gathered, I presented my clients my findings. The rest was up to them and make the decision. * they passed on this home
Once in a while, in a social setting - I hear someone complain about NOT knowing what was going to be built behind or around them. This normally gets blamed on the Real Estate Agent. Which is not entirely under our control. We don't control the city zoing or re-zoning or developers. Our voices are as strong as the individuals in the community - we all have a say at city hall.
I always suggest to buyers looking in a new community to do their homework, check the area structure plans and what the developers plans are. Again, this is another reason to hire a Realtor with a new home sales background.
