Your home is like FRUIT??? What could I possibly mean by that?
Well, what do you do when you shop for fruit? If you’re like most people, you search through the display and you pick out the best fruit – the pieces that are just the right ripeness with the fewest blemishes… Maybe while you’re looking the grocer brings out a new batch, so you’re going to stop and look through the new ones before you make your final decision. And you’re probably looking for the best deal too. Maybe the McIntosh apples are at a lower price than the Spartans this week.
It’s essentially the same principle when people are shopping for Real Estate. Most buyers view at least 15-20 properties before they make a decision on the one they want. They look through each one and they make notes. Some are better than the others for all different reasons.
Which one will they choose?
The BEST one of course... The one that they perceive gives them the best combination of location, condition, features, and probably most importantly VALUE.
You have to be the BEST choice out of the 15-20 properties the buyers have viewed. Think about that.
Your house might be ON the market. But are you IN the market or are you OUT of the market?
If you’re IN the market, your home is offering the right combination of location, condition, features and value, so that a buyer will choose it as the very BEST out of the 15-20 properties they’ve viewed.
If you’re OUT of the market, buyers are consistently choosing other properties over yours. Is yours the one that gets picked, or always tossed aside?
If your property is consistently being “tossed aside”, what can you do to improve your chances?
You can’t change the location, so that’s out. You probably can’t change the basic features of your property, i.e. the floor plan, the finishings, etc. So that’s out too.
There are two major factors that you have complete control over; the condition of your home and the price (perceived value). You can adjust either one or both and move your property from being OUT of the market to being IN the market.
These are BY FAR the two most critical factors in Real Estate.
