  • MULTIPLE OFFERS AGAIN IN CALGARY

    Mulitple offers are happening in communities across Calgary.  I've been in recent mulitple offer situations - lined up and ready to go.  Brentwood, Mount Pleasant, and Coventry Hills in Calgary have seen this occur.

    IS it the market (THE BUYER) driving this frenzy again or the (REAL ESTATE AGENTS).  "If it's priced right, the home will get mulitple offers" said one local realtor I spoke to today.  She had 5 offers coming in on one of her listings.

    I had just this afternoon a Realtor call me up to advise that after I showed the property they had 2 offers coming in, they wanted to know if my buyer would be making one too?

     Interest Rates are way better than 19% in the 80's - Hello 4% or better???  Prices are really good out there for a home that may have been $40,000 higher a few months...a year ago. 

    First time buyers are making their move. GOOD ON YA. 

    I recently visited a few NEW HOME SALES CENTRES - they are selling homes too.  THE BUILDERS,  DARE I SAY IT....are RAISING THEIR HOME PRICES......

     Considering a MOVE - IT JUST MAY BE THE TIME TO DO IT.

    Something to think about when considering a realtor and who to list your home with.  Your home also gets Google Juice and ensures your home is in the top 10!!!

  • Alberta's Provinical Sport

    Alberta is trying to pick a Provincial sport that will become symbolic like the "Wild Rose".

    I like the idea, but the debate has come down to two...curling or bull riding-rodeo (Calgary Stampede).

    They are both good - which one is hard to choose.  You've seen how big our curling bonspiel has become a huge hit with so many.  The Stampede an all its glory - goes hand in hand with being know as cattle country. 

    In time we will see how the decision goes down.   Hardworking folks of Alberta will make valid points for both.

  • MARKET TRENDS and CRYSTAL BALL

    Time  I believe its time to make your move on the market if your looking to relocate within the next few months.

    The prices are still reasonable, and negotiable.   New Homes - talk about a lot of inventory to sell.  It doesn't cost you anymore to take a REALTOR with you - especially with NEW HOME experience.  Get the low down on the lingo and make sure you get what you bought.      ON the Pre-Owned market, most sellers are very reasonable and will work to make a deal happen.  GOT TO TELL YOU SOMETHING....we had a recently multiple offer in AIRDRIE.   CALGARY has seen it as well, is this something were going to see again...    AIRDRIE is growing upwards of 14% this year according to news sources.  Hold On Its going to be fun.  Call for more, and maybe stop by Prairie Springs for a coffee.  Look For my name in the window.  TERRI STEPHENSBig Smile

    Well I believe we are at the end of the price reductions for this year.  I know many sellers are waiting for an upswing in prices.  Our inventory is still high, so perhaps the rise in prices won't be as high as one would think.

    Its still a great time for buyers to scoop up some real estate.  Prices and Incentives are high and many need to sell their current home NOW. 

     New Home Sales have been good, with a bit of a slow down for the upcoming holiday season, a normal trend.  Many New Home Builders are offering incentives and reduced prices to sell some inventory they current have on the market.  NEW HOME - WHY NOT.   Put your own twist and stamp on a new home, the feeling is pretty great - being the FIRST family to live in a home.
